It depends on the loan program. Conventional loans can require as little as 3% down for qualified buyers; FHA loans start at 3.5%; VA loans can be 0% down for eligible service members. We'll loop in a lender early so you know exactly what your options are — and what the monthly numbers look like — before you fall in love with a house.
Strongly recommended. Pre-approval tells you what you can comfortably afford, makes your offer competitive when the right house shows up, and avoids the heartbreak of touring homes outside your range. I'm happy to introduce you to lenders I trust if you don't already have one.
From first conversation to close, most buyers are 60–120 days. The search itself can be a week or six months depending on what you're looking for. Once you're under contract, expect roughly 30–45 days to close.
Beyond your down payment, plan for closing costs (typically 2–4% of the purchase price — covering things like loan origination, title insurance, appraisal, and prepaid taxes/insurance). I'll walk you through a written estimate well before close so there are no surprises.
